Buying a home comes with a lot of questions. You may have spent hours searching online, reading articles, and watching videos, only to realize everyone seems to have a different opinion about what you should do next.

That’s exactly why I created this guide.

Not to tell you what to do, but to help you understand your options, know what to expect, and feel confident about what comes next.

One of the biggest misconceptions about buying a home is that there’s only one path to getting there. The truth is, there are often more options than people realize.

Whether you’re buying your first home, relocating, considering new construction, wondering if you can qualify, or simply trying to figure out where to begin, we’ll find the path that fits your goals.

Get Ready

Every home buying journey begins somewhere. One of the biggest misconceptions about buying a home is that you need to have everything figured out before reaching out.

The truth is, every buyer starts from a different place. Some people are ready to buy next month. Others are planning for next year. Some already have a lender. Others are just beginning to wonder if buying a home is even possible. No matter where you’re starting, that’s okay.

Our first conversation isn’t about making decisions or signing paperwork. It’s about understanding your goals, answering your questions, and building a plan that fits your timeline.

There isn’t just one path to homeownership.

One of the things I enjoy most about working with buyers is helping them understand there are often more options than they realize. Some buyers are ready to begin looking immediately. Others may need to meet with a lender to better understand financing options, create a plan for homeownership, or simply learn what’s possible based on their unique situation.

Every buyer’s story is different.

My role is to help you understand the home buying process, answer your real estate questions, and connect you with trusted professionals—like lenders, inspectors, and title companies—who can guide you through the parts of the journey that fall within their expertise.

One thing I’ve learned is that buyers often think they’re choosing a house. Most of the time, they’re really choosing the life they want to live. The house matters. But so do your commute, your neighbors, your favorite coffee shop, the parks you’ll visit, and the places you’ll spend ordinary Tuesdays. That’s why I like to understand your lifestyle before we ever fall in love with a particular home.

Sometimes the hardest part isn’t finding a home. It’s knowing you’ve found the right one.

There probably isn’t one perfect home.

Instead, most buyers find the home that fits their priorities, supports the life they want to build, and simply feels right.

Every home involves trade-offs. Paint colors can change. Flooring can change. Landscaping can change.

Location can’t.

As we tour homes together, I’ll help you separate the things that truly matter from the things that simply catch your eye in the moment.

Sometimes thinking about everyday life makes the decision much clearer.

Where will you drink your morning coffee?

Where will you set the groceries after work?

Can you picture yourself cooking dinner here?

Where will the kids do homework?

Where will the dog run?

Can you imagine relaxing on a Saturday morning?

Sometimes it’s the ordinary moments—not the special occasions—that help you realize you’ve found home.

Before crossing a home off your list because of paint colors, flooring, or landscaping, ask yourself one question: If those things changed, would I still want to live here? Location, neighborhood, and how the home fits your daily life are much harder to change than cosmetic finishes.

There is, however, a home that fits your priorities, supports your lifestyle, and feels right when you picture your everyday life there. That’s the home we’re looking for.

Make an Offer

This is where excitement and uncertainty often meet.

You’ve found a home you can picture yourself living in. Now comes the question almost every buyer asks.

“What should we offer?”

It’s completely normal to feel excited, nervous, and maybe even a little overwhelmed. You don’t want to pay more than you should. You don’t want to lose the home. And you definitely don’t want to look back wondering if you made the right decision.

The good news is…

You won’t make that decision alone.

We’ll look at recent comparable sales, current market conditions, the home’s unique features, and your goals. My role is to help you understand the market so you can make a decision you’ll feel confident about.

We’ll talk through different possibilities together. Sometimes offering below asking price makes sense. Sometimes offering full price is the better decision.

Every situation is different.

One of the conversations I have with almost every buyer sounds something like this:

“I looked at the comparable sales, and I do think this home is priced appropriately. It has several features you’ve told me are important, and it’s in the location you’ve been hoping for.”

“Did you have a number in mind?”

We’ll talk through why that number feels right, look at the market together, and explore different options.

Sometimes I’ll ask:

“If someone else offers full price today and you don’t get this house… will you be okay with that?”

There isn’t a right or wrong answer. That question simply helps us understand how important this home really is to you.

Whatever happens next, we’ll have more information than we had yesterday. If the seller accepts your offer, wonderful. If they counter, we’ll talk through your options. If they choose another offer, it doesn’t mean you’ve failed. It simply means we’ve learned something, and we’ll use that information to keep moving forward.

Under Contract

Congratulations. Your offer has been accepted. Take a moment to celebrate.

Then take a deep breath.

There’s still important work to do before closing day, and this is often where buyers begin to feel like everything is happening at once.

That’s completely normal.

You’ll likely hear from your lender, the title company, the inspector, your insurance agent, and several other professionals. Everyone has an important role.

One of my jobs is helping keep everything organized, answering your real estate questions, and making sure everyone is working together so you always know what comes next.

Inspection & Appraisal

By now you’ve probably started imagining life in your new home. That’s why opening an inspection report can sometimes feel discouraging.

If that happens…

You’re not alone.

Almost every inspection uncovers something. Unless you’re buying new construction, you’re purchasing a home someone has lived in. Every home has some level of normal wear and tear, and most inspection reports reflect that.

The purpose of the inspection isn’t to determine whether the home is perfect. It’s to help you better understand its condition so you can make an informed decision.

If the inspection uncovers a larger concern, the inspector will often recommend bringing in the appropriate specialist to evaluate that specific issue. I’ll help connect you with those professionals so we can better understand the condition of the home, possible repair costs, and how that issue may affect your decision moving forward.

Having that information allows us to make thoughtful decisions based on facts- not fear.

Sometimes buyers request repairs.

Sometimes they request a credit.

Sometimes they move forward.

Sometimes they don’t.

Every situation is unique. The goal isn’t to create a perfect house. The goal is to help you make a confident decision with the best information available.

One of the biggest emotional swings in the buying process happens after the inspection. I’ve seen buyers open a report, assume the worst, and then discover that many of the findings are simply part of owning an existing home. That’s why I encourage buyers to slow down, gather the right information, and let specialists answer the questions they’re trained to answer before making decisions.

What If?

What if the inspection uncovers something bigger than expected?

That can certainly feel overwhelming at first. The good news is that you don’t have to make a decision immediately. We’ll gather more information, bring in the appropriate specialist when needed, and understand the options before deciding what makes the most sense.

Closing Day

The finish line is finally in sight. Closing day is exciting.

But we’re not quite finished yet.

Before closing, we’ll complete a final walkthrough to confirm the home is in the agreed-upon condition, negotiated repairs have been completed, and agreed-upon items remain with the home.

Most final walkthroughs are quick and uneventful. Occasionally, they help us identify something that still needs attention. That’s exactly why we do them.

While most closings go smoothly, there is still a small possibility that something unexpected could come up.

If it does, we’ll work through it together.

Once everything is signed and ownership officially transfers…

It’s time to celebrate.
